- Notify your mortgagee immediately in writing your home is being marketed and you will likely be paying off the mortgage
- Have available a copy of any community restrictions for your development, as your Realtor must provide to any purchasers. We have some on file in the office, but prefer an up-to-date version
- Gather your statements for taxes, water, sewer and civic association dues/fees. We will need annual or quarterly expenses from you.
- Send change-of-address cards. Start making a list of those to notify.
- Cancel Homeowner's Insurance effective at least on day AFTER settlement. If settlement date changes by a few days, make sure insurance company has in writing from you new termination date.
- Remove all belongings from home prior to settlement (unless agreed otherwise)
- Have Home Tidy: A minimum of a broom cleaning
- Bring all keys (including keys to any outbuildings) and electric garage-door openers to settlement
- Be sure to leave all manuals for appliances in home for convenience of new owners. They would also appreciate a list of your electrician, plumber, etc. Most people are new to area and do not know who to call.
If your home will be vacant for a period of time:
- Notify the police and neighbors. Consider putting some lights on timers.
- Arrange for lawn care or snow removal
- "Winterize" your home. Particularly outside hose bibs and irrigation systems
- Cancel any regular deliveries (mail, newspapers, etc.)
- Notify garbage removal company
