The land comprising Henlopen Acres was first brought into legal jurisdiction in 1675 as part of the Young's Hope patent granted by the then Governor of New York. The land changed hands a few times until 1930 when W. S. Corkran took title and developed unique lots laid out so that "Each home site was planned as a park within a park." The community advantages he wrote about in 1930 are still present today.

Henlopen Acres is now one of the smallest incorporated towns of Delaware bordered by the City of Rehoboth Beach, the Rehoboth and Lewes Canal and the Atlantic Ocean. The community is currently comprised of 219 parcels covering 123 acres. In addition, Henlopen Acres boasts a members only Beach Club that includes tennis courts and a private beach. The town maintains a marina and boat slips, which have access to the Lewes and Rehoboth Canal.
